What is the compensation scheme for house expropriation in Lijiao Village?

New progress has been made in land acquisition on Huandao Road in Haizhu District. The compensation scheme for the expropriation of houses on state-owned land in the bus station project of Lijiao Village was announced in official website, Haizhu District yesterday for public consultation. The scope of this expropriation specifically refers to No.27 Zhenxing Street, Lijiao Village, Haizhu District (Guangzhou Coal Construction Company). In principle, the compensation is based on &”;demolition and compensation&”;, and the expropriated person can also choose monetary compensation. The scheme shows that the expropriated person can choose monetary compensation or property right exchange, that is, choose resettlement houses. For buildings without property rights registration, which belong to temporary buildings within the approved period, the plan also clarifies the scope of compensation. However, buildings that have not been registered with property rights shall not be compensated if they are deemed as illegal buildings or temporary buildings that exceed the approved period. If there is a lease relationship between the house with expropriated property rights, if the expropriated person and the lessee cannot reach an agreement on the termination of the lease relationship, they can only exchange property rights without monetary compensation. The plan also proposes a time limit reward for relocation. The power of interpretation lies with the Housing Expropriation Office on State-owned Land in Haizhu District, but the deadline for consultation on the scheme has not been announced.
